Reservation

General conditions

  1. Maximum Occupancy: The maximum number of guests is limited to 8 ie 6 adults & 2 children. However the number of guests agreed with the owner at the time of confirming the reservation may not be exceeded.  Other non-registered persons may not stay in the property overnight.    Any non-registered person in the property is the sole responsibility of the guests.
  2. Term of the Lease : The lease begins at 4 p.m. on the day of arrival and ends at 10 a.m. on the day of departure unless otherwise agreed in writing with the owner.
  3. Minimum Stay : This property requires a 7 night minimum stay unless otherwise agreed with the owner at the time of confirming the reservation.
  4. Security Deposit: A cash deposit of € 500 needs to be paid to the owner at the time of arrival.  This deposit will be returned on the day of departure after inspection of the property barring damages which will be subtracted first.
  5. Payment terms are as follows :
    – Down payment : 50 % of the rental rate is due immediately (upon booking)
    –  50% plus cleaning fee is due latest 30 days prior to check-in
  6. Cleaning fee is 275 euros to be paid as outlined under 5. Midterm cleaning is available for stays over 7 days and will be offered at 175 euros.  This includes cleaning the house/pool area & towel/linen change.  Conditions to be agreed with the owner.  Midterm cleaning fee to be paid in cash to the owner.
  7. Cancellation Policy: If Guests needs to cancel :
    – Reservations canceled at least 60 days before the start of the stay will receive a 100% refund.
    – Reservations canceled at least 30 days before the start of the stay will receive a 50% refund.
    – Reservations canceled less than 30 days before the start of the stay will receive no refund.
  8. Insurance: We encourage all renters to purchase traveler insurance.
  9. Access: Guests shall allow owner access to the property for purposes of repair and inspection.  Homeowner shall exercise this right of access in a reasonable manner…  Guests shall also allow owner access to the property for purposes of maintenance & cleaning as agreed between guests and owner (eg pool maintenance, linen change, house cleaning,…)
  10. Smoking is allowed outside only.
  11. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m.
  12. Responsibility : All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
  13. Keep the property and all furnishings in good order
  14. Only use appliances for their intended uses
  15. Pets are NOT allowed.
  16. Security : Although the property is located at a safe and tranquil location following safety rules should be observed at all times :
  • Property has an automated gate which can be opened with a remote control.  Gate will close automatically after about a minute.
  • All vehicles can be parked on the premises
  • Property has an alarm system which needs to be activated each time when leaving the property. Instructions will be provided upon check-in.
  • When all Guests stay at the pool area it is recommended to lock the doors of the house.
  1. Housekeeping: There is no daily housekeeping service. While linens, bath and pool towels are included in the unit, daily maid service is not included in the rental rate.   We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
  2. Garbage: Any garbage must be stowed in the proper garbage or recycling bins, located at the side of the house. Garbage should be regularly deposited in the (large) communal bins.  Upon check-out all garbage should be removed from the house.  Instructions (eg communal bin locations etc..) will be provided upon check-in.  Alternatively garbage can also be collected by the owner upon request by the guests.
  3. Swimming Pool: Children should be supervised by adults at all times when using the pool.   Use of the pool is at guest’s own risk.  Diving and running are not allowed.  Thr owner cannot be held responsible or liable for any incidents or injuries caused in or around the pool.   The pool is maintained and cleaned by the owner normally 3 times per week.   Tools (scoop net and water brooms) are provided to keep pool clean during the week.    Technical room, equipment & chemicals for salt water pool should not be operated/touched/changed or added by the guests.  Any irregularity needs to be reported immediately to the owner who will take appropriate action.
  4. BBQ and wood oven : The BBQ and wood oven can be used by the guests at all times. Firewood is provided by the owner.  Instructions for use can be obtained at check-in (or later upon request by the guests).
  5. Water and Septic: The property is on a well/water cistern and septic systems. The water cistern is regularly replenished from the artesian well on the property by the owner.   Although the quality of the water from the well is generally good it is not recommended to use (not boiled) water for drinks.  Please use bottled water instead for these purposes.   The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at anytime.
  6. Storms :
    All electrical appliances should be unplugged in a (violent) storm. All windows should be properly closed and all linens, towels and cushions should be brought inside the house or pool house.   All pool umbrellas need to be properly closed.  The owner cannot be held responsible for all damage caused to personal belongings or appliances.
  7. Outside cats
    The owner provides pet food for outside (very friendly) cats. Guests are invited to feed the cats but alternative arrangements can be discussed (eg daily visits by owner during convenient time for Guest).   This can all be discussed upon arrival.   
  8. Electrical system As the house has a solar panel system for the generation and provision of electricity it is recommended to use all heavy duty electricity appliances like dishwasher & washing machine preferably during the day (when there is plenty of sunshine).
